We can perform any of our title searches on Residential properties in most of the areas that we cover. Commercial searches are quoted on an individual basis.

Current Owner Search

Current Owner Search
Current owner search involves searching for the details of the present title holder of the subject property and the latest deed with consideration.
Search done by searching from the current date backward. Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured.
This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions.

TWO OWNER SEARCH

TWO OWNER SEARCH
A search that goes back to the two FVD and each deed in the chain that was recorded since the FVD must be reviewed to verify that the title passes to the current owner and two owners of record.
The names of the grantees in the FVD's (current owner & two owners) and all subsequent title holders must be run for general liens, such as judgments and federal tax liens for the full statutory period applicable for that state. If a party is listed on a refinance order that does not appear on the FVD, then the name(s) must be run for liens and judgments like any other owner.
In addition, all defects, liens, and encumbrances specifically referred to in the documents revealed in the search must be reported as exceptions, unless properly disposed of. Where the subject property is located in an area where mineral conveyances and reservations are common, all such conveyances and reservations must be specifically excepted from the legal description.

Full search

Full search
We customize our property title searches to meet your needs, but always search the following:
- Deed information back to an arms length transaction.
- All voluntary encumbrances that have not been released.
- All involuntary encumbrances that have not been released, including state and federal tax liens, mechanics liens, judgments affecting the property, UCC fixtures relating to the property, etc.
- Parcel information, current taxes, due dates, paid status, delinquent taxes and payoff dates. Tax bills and taxing authority information can be provided upon request.
- County effective dates.
- Foreclosure searches provide the original complaint information and docket, plus any pertinent filings depending upon how how far the case has progressed.
- Copies are charged at a pass through, and only the specific copies requested are provided.

Deed Search

Deed Search
We'll search from the prior owner forward and show all deeds in chain of title, not stopping at a Quit Claim deed, but going back to a good vesting deed.
To Check the Full Value Deed to Start the Search, and to provide Chain of Title.
A Deed search is a review of all recorded deeds on a specific parcel of land to determine the history, ownership and liens of that land. This search is conducted at the local county recorder’s office. When the search is completed you receive either a chain of title or a abstract of title.

Update
We also perform an update search on the subject property from the date of the last search to the current date
A report is provided on all the documents posted and recorded during the period.

Full 60 Years Search

Full 60 Years Search
A Full Search is a search that provides the current vesting deed and all prior deeds leading back 60 years or to a developer. Also included are copies of any open mortgages and assignments against any owners who have had ownership of the property in the past 60 years, any judgments and liens against those same owners, and also tax assessment and current tax information including any delinquencies.

This includes a copy of any specific document such as a deed, mortgage, or lien. Please provide as much detail as possible to help us locate the document quickly and accurately.
After examining the mortgage/deed of trust for compliance with recording requirements, i.e., acknowledgement, proper fees, appropriate legal description, signatures, et cetera, we will perform a bringdown search from the effective date of our original search up to the day of recording.

Appraisal Service

Appraisal Service
Appraisal Report contains the appraised value of the real estate for which the borrower is to be granted a loan. This report is provided by certified Appraisers. We have a appraisal review team is one of the more resource-intensive tasks performed during the course of the mortgage process. The experienced underwriters closely review every appraisal to help ensure that the collateral is adequate for the mortgage and that there are no critical issues with the property that would affect its value.

One of the most important parts of the title search is to determine if there are any unsatisfied judgments against the seller or previous owners property which were in existence while they owned the title. A judgment is a general lien against the debtor's real estate and constitutes security for any money owed under the judgment. The real estate can be sold to satisfy the judgment.
It is extremely important to be sure that a title is not subject to judgments against the seller or previous owners.
